Terracotta

Fired clay, on most pre-war and interwar Perth homes and plenty of newer ones. It doesn't fade, it lasts extremely well, and it's brittle — it breaks under foot traffic and impact.

The catch is profile matching. Older terracotta profiles are discontinued, so repairs may need salvaged tiles. Worth raising early because it affects both time and price.

Concrete

Standard on Perth housing from the fifties onward. Tougher under impact, more forgiving underfoot, but porous and it fades noticeably under WA sun.

That fading is why restoration is so heavily marketed here. Sealing a concrete tile roof has genuine value; the same pitch made about terracotta usually doesn't.

Valley irons rust out of sight

The metal channel where two roof planes meet takes everything the roof sheds. It rusts from underneath while looking perfectly sound from the gutter, and by the time it leaks it's well gone.

Replacement means lifting tiles along both sides — $1,200 to $3,500. On coastal suburbs it comes round faster.

Don't let anyone blast it

High-pressure cleaning at the wrong pressure strips the glaze off older terracotta and erodes the surface of concrete tile, which shortens the roof's life to make it look clean.

Ask what pressure they use. It's a fair question and a good roofer will have a specific answer.
