Book it in summer, not winter

Ridge capping fails silently. The roof looks perfect until water is in the ceiling, and by then it's July and every decent roofer is booked out.

An inspection in February costs the same as one in July and gets you a considerably better roofer, at a better price, with time to think about the quote.

What a proper inspection covers

Ridge and hip capping, tiles, valley irons, flashings and penetrations, gutters and downpipes, and the roof space from inside — sarking, battens and any evidence of past water entry.

You should get photographs. An inspection done from the ground is not an inspection.

Before you buy

A standard building inspection often covers the roof only in general terms. On a Perth tile roof, whether the capping has ever been repointed is a several-thousand-dollar question, and it's the part of the house a buyer never sees.
