What a WA front does

Sustained westerly wind for hours, with rain driven almost horizontally. It lifts ridge capping that was already loose, displaces tiles at the edges of the roof, and forces water up under flashings.

It's a fundamentally different load to an eastern-states hailstorm. There's rarely impact damage — the failure is pressure and water ingress at existing weak points.

Photograph before anything moves

Every elevation from the ground, any displaced tiles where they landed, and the damage inside. Do it before anyone climbs up or throws a tarp over it.

Insurers ask whether the roof was already deteriorated, and in Perth that question has teeth: failed ridge capping left for years is usually treated as maintenance, not storm damage.

Make safe, then repair properly

If water is actively coming in, a tarp stops it getting worse and is a legitimate claimable cost. It isn't the repair.

Don't get on the roof yourself during or after a front. A wet tile roof is genuinely dangerous, and displaced tiles make the footing unpredictable. If a powerline is down near the property, stay eight metres clear and ring Western Power on 13 13 51, or 000 if life is at risk.

Indicative pricing

Where this job typically sits. Access is usually a bigger cost driver than size.

JobIndicative priceWhat moves it
Roof inspection and written report$150 – $350Often credited against the work. Worth it on its own before a big job.
Ridge capping re-bed and repoint$1,500 – $4,500The most common Perth roof job. Priced by lineal metre of ridge and hip.
Leak trace and repair$300 – $850Finding it is most of the job on a tile roof.
Replace broken or slipped tiles$250 – $600Per section. Matching discontinued terracotta profiles can add to it.
Valley iron replacement$1,200 – $3,500Requires lifting tiles both sides, which is why it costs more than the metal.
Gutter replacement$45 – $95 per metreLicensed plumbing work in WA. Includes brackets and fall correction.
Downpipe replacement$150 – $400 eachMore where it ties into underground stormwater.
Roof restoration — tile$3,500 – $9,500Clean, re-bed, repoint and coat. Cosmetic plus sealing, not structural.
High-pressure clean only$500 – $1,200Ask what pressure they use — too high strips the glaze off older terracotta.
Full re-roof — tile to Colorbond$16,000 – $38,000Depends on area, pitch, access and whether battens need replacing.
Asbestos roof removalfrom $4,000Licensed removal, separate trade. Common on pre-1990 sheds and patios.
Emergency make safe / tarping$300 – $900Winter callout during a front. Buys time until a proper repair.

Prices are indicative only. What a roof costs depends on tile type, pitch, access, how much ridge capping there is and whether the battens or sarking are affected. You get a firm written price after an inspection.
