The re-bedding and repointing is the part with real structural value — it's the same job as a standalone repoint. The coating seals porous concrete and transforms how the roof looks.

What it will not fix

Rotten battens. Perished sarking. Failed valley irons under the tiles. Structural sag. An unfound leak.

Coating over a problem hides it for a season. If you have a leak, find and fix the leak first — then decide about restoration separately.

Where it genuinely pays

A concrete tile roof fifteen to twenty-five years old, structurally sound, faded, with tired capping. That roof gets real life extension and a large cosmetic gain for $3,500 to $9,500.

On terracotta, be more sceptical. It doesn't fade and many roofers will tell you it shouldn't be coated at all. If someone is pushing coating on a sound terracotta roof, get another opinion.
