Western Australia has no roofer-specific trade licence. Registration with the Building Services Board is required to carry out or contract builder-work valued at **$20,000 or more**, under the Building Services (Registration) Act 2011.
Below that, no registration is required. Since most domestic roof repairs, repointing jobs and even many restorations come in under $20,000, the great majority of Perth roof work is legally done by unlicensed operators.
In Queensland a roofer needs a QBCC licence for work over $3,300, and there are three separate roofing licence classes. In WA there is no equivalent at all.
If you've moved from the east and assumed your roofer is licensed because roofers are licensed back home — they very likely aren't, and they're not doing anything wrong.
Roof plumbing. Gutters, downpipes and stormwater connections require a licence from the Plumbers Licensing Board, under the Plumbers Licensing Act 1995. That's a different body to the Building Services Board, though both sit within the DEMIRS portfolio.
If your job includes guttering, that portion needs a licensed plumber whatever it costs.
Current **public liability insurance** — ask for the certificate, not just a verbal assurance. **Recent local addresses** you can drive past and look at. **A written scope and quote** with inclusions spelled out. And **how long they've traded** under the current business name.
